The Four Seasons sits at 98 San Jacinto Blvd, right on Lady Bird Lake at the bottom of downtown. Gorgeous spot. Tricky block to get in and out of these days, and that's the part nobody warns you about when you book.

The Brazos Street squeeze (the current headache)

One block over, the city is running an underground electrical project, the Waller Beach Duct Bank work, and it's pinched Brazos south of Cesar Chavez down to a single lane each way. The street parking along there is gone for the duration. It kicked off in late April and runs into 2027. The folks who work in the building next door have watched cars sit through four or five light cycles just trying to turn toward I-35 at rush hour. We don't fight that block. We come at the hotel off San Jacinto instead and pad the timing so a 15-minute pickup never balloons into a 40-minute one.

Everything else going on around the property

Congress Avenue is in the middle of a long redesign from Cesar Chavez up to 7th, closing one block at a time through summer 2027, which makes the west-side approaches a guessing game. Over on I-35, the Capital Express rebuild permanently shut the northbound Riverside exit and the Holly Street ramp for the Lady Bird Lake bridge work. We get back on the northbound frontage road at Woodland or Cesar Chavez instead. And if the evening drifts toward Rainey, just know those side streets choke fast. Parked cars, dumpsters, a delivery truck sitting where it shouldn't, and the whole passage drops to one shared lane for minutes at a stretch.

Parking and the windows that hurt

The hotel runs 24-hour valet and self-parking (around $60 with in/out), and there are bookable garages close by. Useful to know if you're driving yourself. If you're with us, you're not. The windows we plan around are roughly 6:45 to 9:15 in the morning and 3 to 5 in the afternoon, when the San Jacinto and Cesar Chavez corridor backs up and a turn onto I-35 or MoPac turns into a multi-cycle wait.

But for a haul down to San Antonio or out into the Hill Country, the toll bypass pays for itself and keeps you out of the I-35 grind through the middle of town.
